Some times the wisest decisions are the hardest to make. You are starting on a path to wealth. Once you have the house and other important things taken care of you will have time and money to play.
I am a farmer and the old timers will tell you to pay down your debt when you have a good year, it will pay off in the bad years. You can't get better advice. I sure want a new truck and newer machinery but I have been putting as much as I can down on farmground. It has went up in value 50% in 8 years but a truck would be worth 25% of purchase price. If some truck is dirt cheap, have some cash around to buy it and turn it for a profit. It's easy to get too much wrapped up in inventory if you never sell any. There is always a deal around the next corner. Good luck with the new adventure.
ps. I just passed on another land deal, It was too big for me now and no bargain at current prices. I would have been a slave to it and that's probbably kind of how you're feeling.
