Personally, I wouldn't try any clever scheme to try to psych out the seller one way or the other. I think most decent people can detect when somebody's trying to pull a fast one on them. Remember also, it might be fun to "presbyterian" the guy down a couple hundred bucks just to see if you can, but you'll be throwing thousands into the restoration before you're done, so if the asking price is reasonable why not just let the guy have a little profit in exchange for keeping the thing all these years? Obviously none of the above applies if the seller's the kind that thinks everything he owns is gold, but in that case you won't get anywhere with him anyway.
