I agree with your assessment of leather seals.

I think the key here (at least from my experience) is that vehicles need to be driven. Any that sit unused for an extended period of time are going to have seals dry out, crack, or disintegrate and they will eventually start leaking. Brake fluid starts absorbing moisture, lubricants start draining off of surfaces and moisture takes its place causing rust, seat covers dry out and crack, etc.

Vehicles are kind of like an old house that no one lives in anymore with no heat in the winter, no open windows to air the place out in the summer, and no one to fix the leaking roof or glazing falling off the windows. The house starts deteriorating at an alarming rate.
