I wonder why the bottom part of the yard appears to not be included in the sale. I could understand a retiring owner wanting to hold out his house and a few acres. What if he high-graded all the good stuff onto the part he's keeping? $3 million means you'd have to net $20K/mo more than he did just to make the interest payments. To "put it on the Internet" you'd be looking at at least two full-time employees, just to pull parts, list, and package them, so there's another $6000/mo or so at an absolute minimum, plus almost that much for property tax. On top of that, if you want to keep it going, you'd have to keep buying vehicles as well. It would be a great thing to inherit, but at that price I can't see it being a viable business to someone who actually wants to earn a living, unfortunately.

There seem to be a lot of old yards where the old guy thinks he's sitting on a fortune and won't sell anything for a reasonable price, and then when he dies, the heirs crush it all and sell the property to a developer.
