Well, that was kind of the start of this whole project... during the hard freeze a month ago, the "dry" sprinkler pipes in the 2nd floor ceiling froze and broke and I had a big flood. Never had a problem with it in any freeze before. So, that got me to working on one thing and then another. Not sure I'm going to try to fix the sprinkler system, though. I paid $83/mo for standby water for it, and having it versus not having it only saves maybe $300/year on fire insurance. If the building was fully occupied I could justify it but not at less than 20% occupancy.
