All good info, thanks for the input. Unfortunately no Amish here on Orcas Island
(North of Seattle) or any other hard working labor for that matter. No oil will be going down the drain, but I had not thought about the small parts thing. I had never considered washing a vehicle inside until I spent some time at my friends shop who helped paint the W300. I'm sold on an interior drain location TBD. 40X60 it will be, now down to type of construction. I'm waiting on some #s to come back and we will see how it pencils out. I think I can afford the 100 sq. ft for the office/ dry area. I have found in my current shop that books, manuals and anything paper deteriorates very rapidly in this environment so the office will act more as a safe area for sensitive items. Bathroom a must don't want to track stuff into the house and the mezzanine above the bath can be converted to a small bunkhouse at some point for visitors. The rest of the mezzanine will be for small parts storage and shelving. Currently shelves are all over the perimeter walls of my shop. My buddy has this mez. setup and I like it very much. I would love an overhead crane but very pricey. Maybe I'll come across one at auction locally. For now I have a 2 ton rolling gantry that is 12' tall and 10' wide. I may section an area off as a "tool room" I know it can be tough on equipment like lathes and mills and such.

Thanks for the input , keep it coming.

Drew
