Pull the end covers to check the roller bearings on the worm shaft. The seal area on the bottom of the shaft may be rusted and therefore the seal quickly. My bottom roller bearing was rusted, as that's where water collects.
Then pull the big cover and check the brass gear for wear.
As to lube, I use a gear lube with a good dose of sulphur in it to protect that $300 brass gear.
I also over fill the box so that when it runs, the lube weeps out of the spool shaft, providing a free lube job on the sliding dog clutch.
