...on where you live. A local town that I wish not to mention, hates business', but loves housing developments. They care about reserving the "quaintness" of their town, so they approved a Conoco, McDonalds, Burger King, Taco Bell, Safeway, Village Inn, etc. etc. to keep it beautiful. (Jeeeese) They have a historic distric that is about 3 shops that no one knows where they are.
Now, Palmer Lake is where I am building my building. Easy to deal with, a little expensive, other wise no complaints. Very nice people.
